Slimmer than I like.Cap Rate Analysis: If I add up all the rents, and subtract all the costs, take the net with vacancy and maintenance, and divide the total NOI at 7% cap rate, I get a value of $166.5k per building.

Therefore, the likelihood of selling it to someone for a favorable price is much slimmer and the margins are much tighter than compared to SFRs, at least at first glance.So I guess what I'm asking is, what is your experience with small multi-family properties and have you dealt with issues like this before?

We have so much new construction and many builder are doing spec homes, so they want the upgrades builders don't offer, semi custom home buyers want high quality upgrades, most flippers can't keep crews busy enough (right now) due to low inventory, but margins are slimmer, builders need construction managers who typically handle 10-12 homes in a community at a time, small investors need site built homes and on and on.We have been very underserved for many years, so get licensed and hit the ground running!

Biggest concern is settling for a thin margin on a retail priced entry level deal which could knock me out of the game, particularly on a (relatively) low dollar value investment where margins will be slimmer to begin with.

Why would anyone advise you to refinance and then let the person live there paying rent for 4months, you would end up holding this rehab for close to 7months before you'd be out of it.I think you may need to do your rehab calculations because from where I'm standing your profits are getting slimmer by the minute, 10% from 115,000 is 11,500(realtor fees and buyer closing costs),78k to hardmoney, 5k to banker thats only 20k left over and you havent subtracted rehab costs.What if the appraisal comes in low?
