My first piece of advice would be to always be networking with other wholesalers/investors both online and offline.

Finding borrowers won't be an issue, so I wouldn't worry about that piece, just making sure you have an agreement you are comfortable with and borrowers and properties you are comfortable with.

Although I am just starting my journey, (just recently sold first piece of land; acquired in 2016–held and sold this past week) I live in Southern California but looking to expand to Florida and other states for REI. 

But also, even as Joe points out in his book, the true value of a syndicator is pulling together all the pieces.  

Wishing I had bought a duplex or really any piece of property straight out of high school for a jump start but here I stand. 

Tracking can be done in property management software, a spreadsheet, or even a piece of paper and a pencil, as long as you can account for who's money is in the account.

Very cool piece of land that I would love to own.

The only piece of advice that I would give is that getting a STR to market is death by 1000 cuts.

I found this deal while looking at the deal next door which was a larger piece of land.
