Look into crime maps, and do the old fashioned thing of getting in a car and driving the market if it's not in your back yard.

I would just like to salvage what I can of my situation.

If the building cannot be salvaged,  a lender could still provide financing for land value less demo cost.

I've lived in Alaska, Idaho, Utah, Arizona, and California(current residence), and analyzing deals in my "back yard" at each location usually ends with me paying out of pocket to own a rental.

Care for yard, repairs, and hot tub.
