If something could be done to convince the head "guru" that buying overleveraged properties in and of itself is reckless for creative finance, done so that he can boast he has “none of his own money involved” and attract people with little money to join his program, perhaps the trajectory of the conversation could be more positive toward solving the problem.But, Why would we want to promote his risky & bad investing?

That being said, I'd rather delay for a "sure-fire" method (lease non-renewal), rather than do something reckless in a way they could defeat or push back in court, if it came to that. 

Hi All,I have a question that I'm sure will make me sound reckless to some of you experienced note investors. 

I agree if people are doing it recklessly without the proper legal advice, title companies and disclosures there will be some problems.

My family said I was crazy too- being reckless and taking on unnessarry risk.

Ironically from my observation it’s the same clueless people who believe anonymity is somehow going to provide asset protection that are most reckless in their business.

Monopolistic behavior, with complete and reckless disregard for the reason they are in business to begin with:  Us.  

@Kai Sato-Franks, Dave Ramsey explains that when he was young and reckless, he took much more debt than he could repay and ended up bankrupt and in a traumatic situation. 

or what happen to VC that buy and destroy wework.Thing is when we manage other people money, we become reckless.

Trying to determine if this is reckless or sophisticated investing....The idea is that annual percentage increases and the possibility of rates lowering will allow for positive cashflow.
