My issue is that I don't know the basics and fundamentals of investing. 

Ultimately the contractor is responsible for all the subs.Most of us don't live in your area so asking on here for a local recommendation probably won't yield much if any results.Look at local resources like FB groups, Google etc and check their reviews.If you have a local RE group,that is a great place to ask for local recommendations.

@Christina Galdieri A 1031 exchange cannot be used for the sale of a business itself, as it only applies to the exchange of like-kind real property used for business or investment.

If you invest in a city with rapid and sustained appreciation, you can reinvest accumulated equity to buy additional properties using cash-out refinancing.
