Just curious, how do you automate tracking expenses?  

Last month, I was projecting to see the inventory numbers rise with seasonality and get a slight bump from Hurricane Helene, but that has proven to not be the case.

Then hours are tracked and paid from the retainer at first then billed as you go after that. 

Look for a proven market and make it your backyard. 

One of the biggest challenges for everyone involved is being on the same page about the actual time required for maintenance.DIY landlords rarely properly track their time when it comes to property management in general - tracking their true time invested in maintenance is where they perform the worst.Investors that hire PMCs are rarely any better at understanding the true amount of time maintenance takes.

While I didn't love the 30% cut they took, I was happy to have it in experienced hands (and a lot of what they did, advised, etc. was on-track with what I had researched, discovered here and on other STR forums).

I am currently on track to graduate in May 2026.

I do like the idea of VAs tracking KPIs I got to let the team know!
