You can buy 600 filters for the same cost as one (premature) furnace replacement.We also use the inspection to do some tenant training based on what we find on how to maintain the house, the lawn, down spout extensions etc We might also order a tree trimming, weed&feed or re-seal the driveway.

Yes you could pull those funds out of the 401k now to invest in your own name, but you will have to pay taxes and penalties on the amount you distribute prematurely which would not be wise thing to do.
