That being said if you need 20 different LLCs to sleep well at night then do it if you can afford it, but look at the really big players. 

Commercial brokers as part of a sale have a lot more documentation they need to gather and the transaction has a lot more players and is complex3.

I guess it is because I grew up being a basketball player that I am willing to be coached and hear buyers out.

I know of at least two big players in the lending space who have begun asking for a higher rate if you had in a sec 8 / HAP leases.

There are some players that operate thousands of SF homes.

We’ve got one big player that probably has at least 600 units with their own rental office and full time maintenance crew.
