I have been burned in Charleston Co SC and Folly Beach SC by changes in the STR laws after purchasing so obviously I’m very nervous to have this happen again.

And it's not uncommon that investors get a little nervous about the time frames when doing a 1031 exchange.

On whether to hire a PM - we are starting to get nervous managing OOS as we look beyond our current tenants - it can't always be this smooth. 

@Jack Cottrelli get nervous when new investors buy random properties out of state.this is below the median price in KC, so i am assuming it may be in a more challenging neighborhood.  

The process went smoothly, and I’m happy I got a tenant so fast, but the high supply of new builds in the area makes me nervous.

I’ve never analyzed a deal before, so while I’m excited, I’m also nervous about making mistakes.
