I would probably recommend going outside of CA for a multitude of reasons...

I will give credit however to CI, in that we learned a multitude of things NOT TO DO and how to better refine our associations with those who are real REI's.Conclusion: Connected Investors is a rip-off, scam and nothing short of a criminal enterprise!

If only the people asking these would SEARCH the forums first to either:A) Find this post and know to not askB) Find any of the multitudes of posts that attempt to give an answer to those questions.And I love any of the ones around LLCs, bank accounts, what should I name my LLC, should I register in WY, etc...Lastly, while I get the point of #4, I have to say, if these were a real question, I would be less apt to ignore it, since presumably some amount of work as gone into understanding real estate enough to put together a business plan AND there is something tangible to provide commentary on.

There are a multitude of reasons why but what it came down to was that LTRs would make the same amount as STRs with less work.

In my opinion, the disclosure should be in a separate document that is incorporated into the contract and not hidden amongst a multitude of other provisions.

@Mark Walker EM is just 1 of the terms of you're LOI/PA, and thus exactly what one peg's it at all depends on a multitude of factor's. 

To clarify, as I have clarified a multitude of times, SubTo can be done legally, but the issue is the vast majority are NOT done that way and far too many don't accurately explain/instruct on SubTo. 

There is a multitude of reasons, some of which are above, that naming all adults on the lease have become a standard practice, and most board of realtors leases have this in their standard leases. 

I've been analysing a multitude of properties the past few weeks (around the 200 - 400k range) and I have a good sense of what to look for (or so I think).
