(New microwave and a new garage door opener.) 

I need all new appliances (Fridge, Microwave, Dishwasher, Sink, oven/range)I also need flooring (Tearing out carpet ..yes it's everywhere...yuck)Will also need to repaint and buy new LED lights for my fixtures. 

One gives you microwaved waffles and a room, the other greets you at the door has hot towels ready, tells you where the sights and sounds are and caters a multi course meal to your room. 

Another possibility that is pretty simple is a microwave hood.

I personally include washers and dryers in all my rentals and even have dishwashers and microwave range hoods in my nicer rentals.

Re your example #3, that kitchen has new cabinets, countertop, flooring, stove, microwave, island built, all new lighting, a half wall removed. 

This is incorrect with you an adu license, no 2nd stove, wet bar, microwave sure, but 2nd stove requires an adu license  

Oven way better than microwave everything tastes better.

Kitchen will have all amenities including dishwasher, fridge, oven, garbage disposal, walk-in pantry with microwave, eat-in island, etc.

Travis I'm a handyman in Orgeron and I would say you are looking at 25k to 30k as a guide line .Depending on the quality of products you choose, don't cheap on flooring or anything that is done in the wall.Provide refrigerator and stove only un less you go with over the stove microwave.
