I remember watching Beauty and the Beast and being mesmerized by the castle.

I've been mesmerized by BP podcasts describing investors who slowly but surely developing a network of income rentals giving them control of how they live their lives.  

For now this will only distract you from what you should be doing: deals.Before I get killed here by team technology here, let me say this: I appreciate the notion of "starting professional", but in my 15 year experience working and mentoring a lot of new investors, software, websites, logos, business cards and entities etc are all "shiny objects" that serve no real purpose other than mesmerizing and distracting from the real job on hand, which is buying properties and renting them out.Software and automation have it's place, when you have grown so big, that this is becoming a bottleneck, then it is a solution to an actual problem.

I am afraid inexperienced investors mesmerized by high yields have replaced the old investors and holding this paper until it explodes.

Most are mesmerized by the old, incorrect and somewhat smart aleckery guru advice that "since you have no money you can just as easily buy a 100 unit apartment complex as a single family".  

mesmeric,You need to put "your name/or assign" as the buyer so that the seller know that the contract many be assigned.

Looking forward to hearing how the flip goes, I am generally mesmerized by before and after photos. 

This is one story of many about the out of state investor who becomes mesmerized with the 'hood' dreams people pitch here, compare properties here with what sells in there home state, buys based off the rents or tenants in place at the moment, relies on the person selling them the deal (whether a realtor, PM or wholesaler) and ends up in a pickle all because they were too cheap to pay experts to gather market research or multiple opinions or too lazy to do their own research on where and what they are buying.......If I was an new out of state investor, before I bought the deal, I would just post the basics on BP and ask for feedback.
