I'm not sure if the program is still going on, but has definitely revitalized a lot of the area when it was once destined to follow the way of other older cities that are aging out of existence both in terms of people and property. 

China as a low cost producer is past- they have aged and standard of living out.  

There are still deals to be had, aging population, probate deals, etc. 

, status of major building components (roof, HVAC, structural, electrical, plumbing), accounts receivable aging (are all tenants paying or is the $20,500 schedule rent?)

There are more buyers for SF homes, but Multifamily properties typically cash flow better as you mentioned. 

Many others on here have said the same thing, but at your age i'd focus on career.

Funny you mention the whole GP / LP thing - I spoke to someone recently who claimed to have raised $10M+ for a fund and owned over 100 units.

This comes from several data points, the first being the average age at which people are choosing to stop renting and buy their first home.

Many of us on here wish we were thinking about real estate at that age.
