Probably need a full time manager, but not really big enough to do that unless the rates are super luxury I would think.

I think every market has those luxury areas that pricing is multiples beyond what any average person in the market can afford. 

After two years, they can sell the property to you as your first solo investment.

To structure a partnership, consider forming an LLC where you handle property management, renovations, and operations, while the investor provides the down payment.

The budget was so small on the first few properties I BRRRR you'd think I was joking.

So, valuation of property is split between land and structure.
