I know a lot of people target the travel nurse demographic, but there are also a lot of patients that come for long-term treatments and need housing.Does anyone have experience catering to this demographic, and what are your thoughts on making the house ADA compliant?

You need to make sure the policy/coverage you get is designed for this use and not a standard homeownes policy.The Lawyer and the town can give you an idea of the Modifications you may be required to make due to:- ADA compliance- Fire Code Compliance- other Laws/Ordiances that may be triggered when you move away from a Residential to a Commercial exposure

I've always thought that the annual Fair Housing training we always had to take in banks was stupid and almost insulting to our intelligence, but after seeing your post, I would highly recommend seeking out and taking courses on Fair Housing, ADA, and other relevant real estate-related regulatory courses.

And the owner is paying you not only to enforce common sense rules, but to understand the ADA and the proper & legal way to hande a request for a reasonable accommodation.Most city and county governments have a position called an ADA Liaison (or something to that effect) whose position exists to train local businesses and landlords on ADA requests and what is reasonable / unreasonable as it pertains to accommodations (often the same person that gives training once or twice a year at the local Board of Realtors, so you might even be able to reach out to them for a point of contact).Rather than operating in a vacuum, or taking your advice from a public forum, why not reach out to that person in your jurisdiction and get an opinion straight from the horse's mouth?
