Dont be too passive because some will take advantage but dont be too intrusive either.

A properly designed mailer, specific to pre-foreclosure that isn't insulting or overly intrusive is the best approach.

I have MLO and am registered but Not currently active but I keep up on CE each year so I can activate if I need to.. the main issue for me as an independent is the NMLS mortgage call report is so darn time consuming and intrusive..

One bed+bath upstairs, two beds + one bath in a finished basement.Fast forward 5 years (after the long term tenant of 4 years left) and I get a report that the basement has been ruined from water intrusion, requiring the entire basement to be gutted and re-finished.

If I had to choose one of the other I would regrettably choose Airbnb as they bring more business, but VRBO is less intrusive in my business than Airbnb Customer Service.

A professional service should be able to extract the birds and cap the vent end to prevent further intrusion.

There was some minor root intrusion at the very front of the property and this tracks with my service plumber who last came out ~2 years ago and cleared some roots when the back house was experiencing back ups. 

So often times, I just ask for the pro formas - is that fair game or a bit too intrusive?
