Like most things its how much are you willing to pay to increase your intellect in an area of interest.  

I’ve seen a number of experienced investors, real estate agents, and even mortgage officers give pretty poor advice on these forums at times.Experience is only one element I consider, as there are others I find far more valuable (intellect, whether or not they’re truly paying attention to your post, etc.).Regardless, whenever I’m told something, I research it myself for either more insight or validity.

Yet, I have always recalled and admired how my father called his own shots, and as I later realized, through his accumulation of real estate intellect and experience garnered as an independent builder, he successfully shifted his focus exclusively towards the accrual of real-estate assets that served him comfortably for the rest of his life.

Kass is one impressive intellect, and Eric is no slouch either.

I've been very interested in the crowdfunding industry over the past few years, and think that BiggerPockets is a natural place for real estate crowdfunding to evolve - lot's of knowledgeable but low net worth investors here on the platform, with the intellect and background to invest, but lacking opportunity.I will be following this thread, and hope to see some great tips and advice.  

Are you putting no money into the deal and only contributing your time and intellect?

In my experience, "secrets" are just obvious investing strategies that smart people have already (or will) figure out, and less intelligent and less motivated people will never figure out.And you can tell a less-intelligent and/or less motivated person anything (including all your "secrets), but they are unlikely to implement them due to their lack of intellect and/or motivation.As another example, I used to play poker professionally, and after some big tournament successes, I got asked all the time by newer players if I would mentor them.
