Questions about REOs

I've been asked to teach a 2-hour course on "Buying REOs" at the Georgia REIA in a couple weeks. I've been putting together my presentation, and want to ensure that if answers most of the basic questions that new investors (and even some experienced investors) have when it comes to REOs.

I'm looking for topic suggestions and discussion points for the presentation. Any input is welcome!

I've never been concerned about giving away information.

In fact, I've yet to figure out or to hear about ANY "secrets" when it comes real estate investing. In my experience, "secrets" are just obvious investing strategies that smart people have already (or will) figure out, and less intelligent and less motivated people will never figure out.

And you can tell a less-intelligent and/or less motivated person anything (including all your "secrets), but they are unlikely to implement them due to their lack of intellect and/or motivation.

As another example, I used to play poker professionally, and after some big tournament successes, I got asked all the time by newer players if I would mentor them. Some other pros used to have a real issue with this, and got pissed that I was passing on "secrets" to these younger players.

But, in reality, the same players that were going to succeed with my "secrets" would have succeeded anyway, and the ones that would have failed without my "secrets" were destined to fail even with them. Mentoring just hastened the process...

Same with real estate investing...it comes down to intelligence, hard work, research, motivation, and discipline. If you have those things, you'll figure out all the "secrets" soon enough.
