I tell little girls just how adorable they are; I hold the door for my elders, & always let them go ahead of me (even when they take their time); & I stop to let cars out in traffic, allow people the right of way in crosswalks, & politely wave when everyone else beeps at me in appreciation ;0)To say the least some of my ways are a bone of contention for most of my Mass friends that explain to me (over, & over, & over) that my "friendliness" gives off the wrong impression ;0).

Even if they aren't great tenants, they usually respond well to friendliness/concern and don't create further issues. 

After the responses and several messages with some other amazing BiggerPockets members, I am probably going to invest in Indy, simply by virtue of the friendliness of other Indy investors and real estate professionals.

Government websites aren't known for their user-friendliness.

While you shouldn't change qualifications this may be the time to test your pet friendliness if you are willing by accepting pets on a case by case basis. 

I have used Old Republic Title (in Monterey) and First American Title (in Salinas) in the past, but not for wholesaling purposes, and to be frank I never really analyzed my title company in terms of "investment friendliness". 

Then ask them to give you feedback on the  contractor and their  attitude/friendliness. all it takes is a quick text. 

Nevada, for instance, is well known for its friendliness to business interests.This won't be an issue now, but as you grow this extra protection is reassuring to have.
