It is a full time job and not worth it unless seen as your main focus in my opinion.

It sounds like you have a solid, strategic approach, especially with a focus on value-add properties in appreciating markets.

I focus on rural, single family and duplexes.

My former experience has been with LTR and I'm currently focused on STR in E TN but interested in learning other useful strategies and expanding markets in later deals. 

Hi Shelby To determine rental prices and demand in a neighborhood, start by researching comparable rentals in the area, focusing on properties of similar size, type, and amenities.

My suggestion would be to consider the properties you're purchasing and focusing more on ways you can drive up the value of each property more quickly.
