The property is only 9 years old so that's why I put only $10k also, they are opening a new company that will employ thousands of people nearby so that's why I put a 6% income growth and only 3% expense.

As @Chris Seveney there are lots of buyers for the real estate backed notes but fewer for the business only notes (without real estate as collateral).

You can use airDNA for market statistics to see what the property would rent for and to to see what a comparable nearby is yielding.
