I recently purchased my first investment property and am now focused on exploring opportunities in the Kansas City multifamily market for my next acquisition.Kansas City holds a special place in my heart—my family is from KCK, and I’ve always had strong ties to the area.

That is not always possible and many people have started their real estate journeys investing in other states so I would not really take that to heart. 

Plus, letting a unit sit vacant for 6 months without approving needed maintenance is totally Irresponsible on your behalf.I’m glad we gave you a 30 day notice and would do so in a heart beat again to any other landlord with a similar mindset to yours.Much success

Posting this duplex that I found here in the heart of Eastern Michigan, I've been frequently trying to run numbers on duplexes and investment property listings as an up and coming agent and investor to try and gain whether a deal is good or bad.

Assuming the mentor is either inexpensive or doing it out of the goodness of their heart of course...I think people try to get mentors too early, when they haven't built a foundation for their business or their relationships.

Some background on me - I went to college with a degree I thought I was gonna use, thought I wanted to apply to PT school, but soon after I graduated I had a massive change of heart and decided that I no longer wanted to pursue that route anymore because I felt my future was so much brighter than to be stuck working day and night in that kind of profession.

What we’ve learned doing lots of off-market negotiation is we get the best results when we have great, empathetic, trust building conversations that gets to the heart of what exactly the seller wants in the transaction besides price.
