If private companies continue to provide the insurance, I suspect we will see further increased premium costs which will need to be reflected in the rents tenants pay (all tenants: LTR, MTR, STR).  

That will show what proposed tax increase you will see.

I have referred a loan out of state based on NOI, cap rate at purchase, room for increase income and purchase price vs market value.Maybe I didn’t articulate the intent of the post as clearly as I hopedFor anyone who has bought multi family out of state, “what are gives you the warm and fuzzies about a deal”:Obviously not cap rate, but maybe vacancy rate,  Cash on Cash ,GRM, IRR, Unlevered free cash flow, Cities over 250k?

I am just a guy who tends to give illegal advice, I guess.And finally, folks need to be aware that while many travelers pick the nomadic lifestyle for some of the awesome reasons: travel, excitement, variety, some pick it to try and increase their income to a level where they can earn their way out of terrible financial situations or decision making.

Take into consideration that when the person you gifted the property to will have special tax considerations as well 

Rents increased about 5% per year, and when you take 5% on $3,800, that's almost a $200 per month increase for the year!

The won't insure you or they will jack up the price considerably. 

So, my first caution is it would be healthy not to expect similar results on certain real property investments/deals in the current and near future cycles.That said, there are multiple considerations and clarity needed, before I would act on any investments with your equity.

They are pretty unique conversions, it does take considerable time, effort and money!
