I agree with Sue Anne Cho that it would probably be best to find a buyer first before setting up a contract so you don't get stuck with it if you're having a hard time finding a buyer.

@Dan Cho - If the seller is carrying $500K and you are putting in $200K you should not need any other subordinate financing.  

@Dan Cho I think the more important question is "why are you considering a hotel investment?"

@Dan Cho   Floors are structural but you didn't get a licensed engineer or architect is that it?? 

@Joseph Cho I would consider getting something that is a little distressed and/or a property that you can add some value to in way of repairs, fixing deferred maintenance, making general improvements, maybe adding a bathroom, etc.
