I agree with Sue Anne Cho that it would probably be best to find a buyer first before setting up a contract so you don't get stuck with it if you're having a hard time finding a buyer.

@Joseph Cho I would consider getting something that is a little distressed and/or a property that you can add some value to in way of repairs, fixing deferred maintenance, making general improvements, maybe adding a bathroom, etc.
