Need Wholesale Help

I received a deal where the seller wants to sell home because it was a home where her mother lived now she has passed on. It was built back in 1955 in Cedar Rapids, IA. I'm trying my next step. I have a hard time with ARV. Should I be assigning the contract then finding a buyer? I'm a little confused this would be my first deal. Need help!!!

@Stacey Jones congrats on finding your first home! I learned that you should find a buyer first before assigning the contract. You don't want to be stuck with it or be in a hurry to find someone. Maybe you can go to a local REI meetup so you can start networking and find buyers. Hope this helps and keep us updated!
