I have a unique deal that the property owner is just wanting the builder to build him a home for "free" and he will sign over the land.

It’s the kind of deal I’d point an SFR investor toward if they’re looking to level up without jumping straight into a 50-200-unit beast.

I do business with people I have met before, not the sudden opportunist who wants a deal.

@James Anderson, Realtors can potentially have off market deals to share.

I’d like to discuss it with a realtor, but I’m worried that if I disclose the deal, the realtor could bid against me on the property.

We deal with it all. 

easy to build, rent, refinance repeat. might not be your market. look at the underwriting model. we underwrite every deal not only with fresh comparable but market economics change. land costs go up or down, construction costs go up or down, design modifications improve the property, comp sets can get more favorable or less favorable.
