Look for a SFR with a garage /carriage house that you can add an apartment on top would value add your investment.

The house on the corner that sold for $710 also has the "carriage house," so its a decent comp.I have offered it to the previous tenants at $2900, should hear back this afternoon if they're ready to sign a lease. 

I would be looking Richmond annex, carriage hills (SFH neighborhood) parts of Dam road (which El Sobrante also), and streets near San Pablo Ave, areas near Richmond marina (ferry just opened up).

This can be as simple as having a 2x4, a saw, and some nails or screws handy, and as complex as taking the drywall or whatever off of the inside wall so you can re-do a lot of the frame.If it's just you working on it, you might think about having a piece of plywood, a couple of 2x4s, and some real long carriage bolts available. 

Zoned commercial, so there are options (including maybe a run at Airbnb in carriage house), but highest and best use is likely residential for now.

And depending on the price you qualify for (and the price you feel comfortable with -- not always the same thing), then you could look for a home with a basement apartment or carriage house that you can Airbnb on the side.

Should I, A) just put a patch on the leaking pit and let the next home owner have some work to do in the next few years or, B) do I need to replace the whole under carriage of the homes plumbing?
