We currently are under contract to buy a .3 acre lot in downtown that is in a frequent transit area, which means we are allowed to build two accessory dwelling units on the lot. we are also zoned for a duplex, so that’s the plan!

Hi All -A bill was recently passed to allow Accessory Dwelling Units (ADUs) (<900 SF) to be built by-right in single-family zoning districts.https://www.mass.gov/info-details/accessory-dwelling-unitsMy understanding is that you could buy a single family home and build an ADU on it and rent it out.

In general you should start looking for a single family house that has zoning regulations that allows to ADU (Accessory Dwelling Unit) or can be setup to house hack.

Live in one unit , rent out other unit and accessory unit, mortgage on the property would be about $6800, rental income would be : $3000 from additional unit , and $1500 from accessory unit and I would be occupying one unit , leaving me at negative $2300 per month .

Virtually none of my units meet the current rules but all are legal because they were legal when windows were installed. “(1) An enforcement agency, until January 1, 2030, that issues to an owner of an accessory dwelling unit described in subparagraph (A) or (B) below, a notice to correct a violation of any provision of any building standard pursuant to this part shall include in that notice a statement that the owner of the unit has a right to request a delay in enforcement pursuant to this subdivision:(A) The accessory dwelling unit was built before January 1, 2020.
