Multi-Family or Single-Family with ADU

I'm looking to break into the real estate market in an attempt to achieve financial freedom, like everyone else. I am trying to evaluate the benefits & risks on purchasing a 2-4 family or a single-family home and convert/build an ADU. I'm thinking that an building/converting an ADU on the right property might be a better deal that shelling out $800K on a multi-fam.
