The property I got is in the medical center, a $260k, 4 bed, 2.5 bath house, newly replaced roof, 20 year old AC, 20 year old water heater, all old appliances basically, high water pressure, and yeah overall outdated house that needed some touchups.

I find that if you have to go back and touch up paint down the road it will look different if it was just sprayed originally.

It takes a lot of coats to get there, but this will often hide imperfections.But for the walls, you should to with darker colors that go on easier and are.much easier to touch up.

I can tell you right now the cost for sheetrock, labor to install, mud and tape and sand to level 5, prime and 2 coats of paint (7 different colors throughout house), touchups were about the same as what you seem to have been charged.
