Some photographers will Photoshop fire into a fire place etc. but otherwise you can use your basic editing tools on your phone to "brighten" the place up as it were. 

But rarely do I bring my photos into photoshop anymore because the iphone has some very basic editing tools built-in that will clean up most photos you take.

I did not have anything bad happen per say, I just realized that with the age of photoshop.

That being said, I always put them through my entire process, credit/background check through my program (don't trust others, too easy to fake with photoshop etc), 3 x rent, license, and than my 18 page lease .

My first headshot was taken by a friend and another friend made it look incredible in photoshop = $0 cost.Then about 2 years ago I paid $300 for professional photography and got 3 really good images out of that photoshoot.

Tell them not to use Photoshop too much because you want to see the quality of the home.    

I should add NYC may have its own law but nationally, the tenant is wrong.Her is an example of some non-compliant "evidence" we have been provided that  I photoshopped it a bit for humor

You have to move beyond the professional website, photo shopped head shots, big name accounting firm, opinion letter from five name on letterhead law firm, to get at the PROPERTY and DEAL itself.
