After taking small, low cost steps to add value to our Detroit home (in-ceiling speakers, HDMI cable runs from wall jacks, ethernet hookups in every bedroom), I notice that our tenants really appreciate these amenities and I see the results in how smoothly everything else has gone with the relationship.If anyone would like advice on investing in Detroit, I am happy to share our successes and struggles.

The general idea is to renovate the kitchen with new cabinet & counter top; Update all the restrooms; patch up all walls; remove pop-corn ceiling, repaint whole house; re-sand and re-stain all the hardwood floor; some plumbing work; install can lights in all rooms;  move some lighting fixtures; add/move switches and wire for Ethernet.

Most recently, I paid $12K to wire a 4000 sf house in Maryland to 2011 code, plus wiring of Ethernet to all rooms -- this was an electrician and helper who got the rough done in 2 days and the finish done in a day.

I usually call Frontier and they can get it back on, but sometimes the modem loses all it's config and I have to drive over and hook up via ethernet and enter the data again.
