@Kyle Knudsen  I agree with Denver, with a 1031 you must move all the proceeds to a new "like kind" property.

Putting it all together: If I were starting over and looking for a house-hack in Denver, CO today, I'd be looking for a 4 bed / 3 bath property in the $500K - $600K range in an up and coming area (like Aurora near the medical campus).

you might say something like, "I’ve been studying Austin and Denver for rental properties and have a $200,000 price limit—what are the pros and cons of both markets?"

One thing you definitely want to do since you've got a bit of a runway would be to use part of the 1031 to purchase a really nice investment property (maybe in Denver).
