I have some cash, but likely not enough to fund a purchase without bank financing, and especially not when factoring extensive rehab costs into the equation (may need to up my knowledge on creative financing to bridge this).

There is creative ways but at the end of the day you'll still need money to do those deals and have reserves.

Who has any creative ways I can go about making this happen? 

I think there are plenty of videos to learn from on YouTube about co-hosting and STR management.

My wife and I are limited on funds, but what I've been hearing on podcasts and YouTube videos about Repository Sales seems promising.
