Getting some skin in the game

Hey all,

I'm looking to get into real estate investing in the Columbia and Luzerne county areas in PA. My wife and I are limited on funds, but what I've been hearing on podcasts and YouTube videos about Repository Sales seems promising. My questions are as follows:

1)What should my due diligence consist of?

2)What are the quickest and most reliable ways to obtain repository lists in those counties?

3)What are my obligations as purchaser outside of paying the accpeted bid?

And

4)We currently pay 1,100 monthly rent, would renting or a live in flip be the better strategy for our situation?
