I only do it when the property truly warrants it.On the flip side... if the agent viewed a property as a tremendous deal, and then discouraged Lynn from buying it just to pick it up themselves, that to me would be a far more egregious breach of fiduciary duty.

Be aware, your condo my not be a "warrantable condo" which would eliminate conventional loans, and you'd have to find a lender that does "non warrantable" condo financing.

I do not agree. the repairs were not made due to negligence of the tenant so no other payment other than rent is warranted. the amount of the water bill was deducted and  as always payment will be on time."

Many of our properties are considered non-warrantable because they are zoned as condominiums...even "detached condominiums" that are essentially houses.

Now, with the scheme NC sellers and/or realtors created, sellers are protected, even if they lie or misrepresent and they are most certainly protected (and paid) when unknown defects are discovered by a buyer inspection that warrants a buyer leaving the deal.

Condo prices are actually appreciating faster than single family right now, but I expect that will flip this spring.I would encourage you to get an insurance agent that can quickly underwrite properties and a lender that can find out if the complex is warrantable or non warrantable before you make offers or at least during your inpsection period.

Instead I gave the cops a key to the front door for them to do a search warrant and told them to check the vent.
