Trash everywhere, food stains throughout, toilet bowl almost black, and shower looking like something out of a horror film.

A lot of times they will be stubborn and want to give it a try on their own especially if it's only been on the market for a few weeks/days.

I am going to be putting in new floors in the living room and dining room of my condo, and the cost to install hardwood isn't greatly different from having someone professional stain the cement.I know the stained cement would be more durable and less maintenance, but I would like to know other pros and cons of both options.

Granted that was only for a year or so.I was really drawn to the idea of building the units on a slab and having stained concrete for the floors.  

There was quite some damage to the property - trash everywhere, broken appliances, a human sized hole in the wall (WTH), stains in carpet, gouged hardwood floors, they even destroyed the hot tub.

I used some L-brackets, tightened some drawer guides,  and filled cracks/holes with stain-able wood filler, then my wife stained the cabinets and added new pulls.  

.- Fixed all rotted logs, caulk and stain.- New hardwood flooring on most of bottom floor.- New carpet upstairs.- New kitchen cabinet doors.- New vanities and toilets in all bathrooms.- Stainless Steel appliances.- Smart Thermostats.- Bushhog and mulch overgrown pasture.- Paint inside and out.- New front porch and new deck/patio on top of garage.Hoping to sell it fast. 

Where as if it’s $50k custom cabinets then re stain/paint would be better.

In my experience it usually means heavy smoke/mold/water/stain damage throughout.. to the point the drywall is 'discolored' to the point needs replacing, ditto for fixtures especially enamel, porcelain, laminate, wood, etc usually need to be rippd out or at least resurfaced... definitely usually more than 'needs a paint job'

i'm also steering on the 'up' side - despite the fact that a realtor's photos often get heavily criticized by others if they didnt put the lid and seat down in the pics - in showing homes, tenants and buyers do want to see that the toilet doesn't have unremovable scrapes/stains that they will have to cope with most everytime they step into their bathroom.i was on the fence cuz agree things with doors lids are supposed to stay closed when not in use, but then again we do leave bedroom doors open, lights on, etc so viewers have easy access without having to 'touch' although most of people in this area so far seem to do alot of testing like to see if hot water comes, undersink area isnt wet, and toilet flushes easily.
