@Drew Farnese I'll leave the analysis to the more experienced folks, but the one thing that made me raise my eyebrow is the fact that you're in a dual agency agreement and the agent told you the terms of the other offer.

I have bought/sold a lot (over a hundred) of houses in Birmingham, I currently have a rental portfolio and I work for the best property manager in Birmingham.I don't have anything to sell (my houses are not for sale and I don't wholesale anymore) and our group routinely takes calls from investors looking for more insight into Birmingham.

(That said, there is no "visible" profile for him that I found (granted, Ed Reed is a common name) even when adding "team REACT" and Naples, Florida, etc.) and I only see a single "complaint" on Rip Report, which can (as does routinely) happen to almost any business, doing any "volume."

This comes with an underestimation of potential rent and an over estimation of expected repairs and other routine and non routine costs.My second property purchase will be through my own personal name with proceeds and expenses running through an established S-Corp that houses the earnings from my first rental unit just down the street.

Since i routinely do  these things wrong and then do them right for awhile, I know it makes a difference.
