Using an architect or interior designer to look at properties
Hello,
Am a new member in Brooklyn, NY, looking for networking and advice while getting into investing in the greater NYC area. I have worked for an architect and a developer before, but only on large-scale commercial real estate so I want to learn more about small-scale projects before making my first investment.
My question is, has anyone used an architect or interior designer to take a look at properties on the market to (a) identify any obvious deferred maintenance issues, (b) help come up with a high-level scope for renovations, and (c) help come up with a ballpark estimate for the cost of making any needed renovations?
I ask because I would be looking to buy an apartment or house and then make some improvements (flooring, cabinetry, etc. as needed), but if the cost ends up being $100K instead of $50K that obviously affects the economics of the deal - I have some experience renovating but am not a professional working in this every day, and would really appreciate a little expertise before going into contract!
