I manage my own 4 doors with nearly no vacancy at the top price point but always struggle with knowing when to do maintenance like sealing windows, cleaning roof, ect ect ect

Install a new backsplash (small stone or glass on mesh)- ($60 - $130) tile $25 pre mix no seal grout.

The cost of doing something, traps, sealing up the house, calling an exterminator, would all be relatively minor, but the cost of the tenants feeling like you don't care about them or the property is significantly greater.

I ended up digging outside, sealing, grading the ground/mulch and extending the downspout another 4-5'.

They aren't cracked, but the seals are broken and they fall out of the frames.$5-6k, cosmetic stuff like removing all the damaged carpet and replacing with laminate and fixing sheet rock/painting and other pretty-ness.

It's not likely that I'll find anything to buy until the "sealed-bid" marketing style goes out of fashion.

Seal off one room?

When I bought my first property (which happens to be out of state), the "turn key light" or hybrid turn key process is what sealed the deal for me. 

I have replaced more refrigerator seals and cleaned more air conditioners in the last 2 years then I remember ever working on.
