I dont want to hear from my tenants for a few years. How do i...
Id like to fix whatever i can during the rehab so i dont hear from my tenants for the first few years. If the water heater or furnace is 6-8 years old, but still working should i get it replaced before i refinance it with the BRRR strategy? Same with plumbing, should i replace the plumbing with new pipes even though its working fine at the moment? What are the items you guys would replace for fear it would break down in the nearing future? I dont want future breakdowns to eat at my cashflow, but rather fix it in the beginning while i do have the upfront cash. Thanks for reading

You have to account for the fact that things do break.. and you never know what that will be. I've had water heaters that last 15+ years, so why change it out at year 8?
A pipe could burst, an AC may go out, a garage door spring could snap...but if there is no problem now, leave it alone.
Do all the preventative maintenance that you can, and do replace anything that is nearing the end of its useful life, but anything else, i would leave.
If youhave the money now, stick it into an account for repairs only. In the long run, you may end up with money left in that account, where it woudl be all gone if you just guess what to fix.
