Real estate is one of the few investments where the average Joe or Jane can dramatically increase their returns by playing to their strengths. 

In any event, sounds like you have a tenant with possible mental issues, and I would not be renewing when the time comes unless there is dramatic improvement in behavior.

And that frees you up from being a landlord and your debt to income dramatically lowers.

Will residential real estate experience a similarly dramatic turnaround?

I'm having a hard time finding deals these days (prices have gone up dramatically in my target markets in Charlotte) - so hoping to find some tips here.  

I ask because if you are in the Bay Area and are able to utilize an owner occupied loan vs rental loan it is a dramatic difference in terms of capital you will need.

Percentages can change dramatically depending on the gross rent.

In better times, the real estate industry would be a dynamic engine of job creation, and any new tax burdens on real estate owners in the current economy will dramatically affect ongoing economic recovery.

Certainly doesn't mean it can't happen but it is surely overly dramatic. 

Be sure to serve proper notice and serve it in the right way.Anytime you disrupt a tenant's life so dramatically, you will be faced with some push-back.
