For example in the kitchen, everything is one level gray, so you might want to add color on the countertops, whether its through some natural items of small natural woven baskets, cutting board or bowls of fruits(oranges or green apples are always a good choice) or maybe adding a color keurig. 

It's got a terrace overlooking a lake, granite countertops, stainless appliances, washer/dryer, tile floors, vaulted ceiling.

I am confident I get can the place rented for about $1450 - $1500 after some upgrades.Upgrades: Kitchen (Tile flooring, cabinets, counter tops, SS appliances).

Buying ourselves a retirement portfolio present for Christmas - Just put a very clean SFH 3-1 under contract tonight for 42500 that needs paint, kitchen floor and kitchen countertop - very minor improvements. 

I think the only things I have left to purchase are light fixtures (which I'll get from home depot), appliances (when they go on sale next week), and butcher block countertop (when they go on sale next week).

Sometimes it is due to pricing but usually it is because of the quality of the product.I no longer use laminate countertops from the box stores. 

I am figuring that everything will need to be replaced/gutted (flooring, drywall, cabinets/countertops, roof, windows, siding, possibly some electrical upgrades.I offered the seller $13k to consider but I am thinking of dropping to $10k since interior condition and systems unknown.Seller owns property free & clear.
