I just want one that could monitor my DTI ratio and ask me if we should take or not some deductions for next year.....

I am a property manager in California and we manage properties all over the place, so pretty familiar with working from vendors even from afar, and I can visit in Houston several times to monitor to progress as needed.I learned about the 1% rule on Bigger Pockets, so would love to be as close to that as possible.Property Management - I am debating if to just manage it remotely, or hire a property management company in the Houston area. 

You just have to get out there away from a computer monitor and start learning in the real world.

its not alot of $ but im in save mode for my next multi unit. i have a monitoring service but for $30 i can see my report quarterly. im a rookie so any advice helps. sorry if this topic was discussed already.

However, since it is local, I can be very choosey with the areas I invest in and can monitor the rehab closely.The group I have been using offers two options.  1) Truly turnkey with tenant already in place.  2) They will wholesale an investor the property, handle the rehab and then place and tenant and manage the property.

When placing an ad in Marketplace on BP for private money, does the scc monitor the offerings as securities?
