@Charley C.Fha perm financing have great overall loan terms but are very difficult to get.Three reasons their difficult is because You have to have networthProperty must qualify 90% occupancy last 90 daysAnd you must have equivalent multifamily experienceThe other option is bank financing and they are a little more flexible but they do not offer non recourse loans.The other option is an alternative lender they can offer 30 yrs fixed for the entire term and they do not have the same 90% occupancy requirement as fha or freddie macLoans can go up to 80% LTV and they are non recourse

@Gary BahlOne caveat that most investors need to understand is that when you invest in an opportunity fund, you have to also invest the equivalant of your initial investment into capital improvement of the property in order to be eligible for the tax benefits.For example:Say you 1031 out of a property and net $500k.
