Without a description of renovation, condition(appliance, AC, roofing) it is difficult to determine how you plan for $20K. With skyrocket lumber, flooring, paint price rises it does not go a long way.  Two comments. 1. Your vacancy assumes 3% which is probably too low. 2. If your mortgage is that low, it makes sense to pay off quickly. The interest incurred is not worth it.   This looks like a flip candidate than a rental.  A location would help to evaluate better.
