I recently filed bankruptcy, which should be discharged Dec. 11 of this yr.

Purchase price: $1,640,000 Cash invested: $300,000 We bought this SFR distressed and with the old owner in bankruptcy.

Bankruptcy will be discharged Jan. 2017.  

The experienced wholesaler will realize that there’s probably a reason the seller is not working with an experienced licensed real estate broker with access to listing on MLS to people willing to pay the highest prices; that title reports need to be run to see IF the seller has the right and or ability to sell and deliver clean title; that sellers often hide pertinent facts like that their in bankruptcy, the property has already been foreclosed on, or that they own the property WITH someone else, who hasn’t been seen in 10 years.  

The co-applicant did file for bankruptcy years ago and still isn't exactly a "responsible" credit user, but the score does meet my minimums.

That's a sure way to bankruptcy so this should be an redundant request.

I predict they will file bankruptcy and close within 3 months, and all investors will be screwed. 

Now someone will feed me a story about how they rescued a family from bankruptcy, starvation and death by cold call and buying their house at 50% of market value. 

However, I am being informed it has a chapter 7 bankruptcy trustee assigned to sell the property.
