Not to be a negative Nancy, but I am really struggling with the lack of professionalism that so many service oriented companies/businesses show.  

They do also offer leads at 50/50.So I have orientation on Wednesday, and will be receiving access to the website and all of that.

Who subsidizes the loans, and is flipping homes, purchasing rental property, or other business-oriented activities a permissible use of the funds?

I haven't worked directly with her before but we met at a local REIA meeting and she's very professional and customer-service oriented. 

I listen to a lot of books on business, money and investing during my commute, so I can feel productive :)  Three that I have listened to (OK, it's not John Grisham, but still) lately:The $100 Startup, Chris GillebeauFocus, the hidden driver of excellence Daniel GolemanYour Money or Your Life, Vicki RobinCurrent: The Millionaire Mind, Thomas StanleyFocus and the Millionaire Mind get fairly dull towards the end as it becomes heavily statistics-oriented.

The area rugs we have to help reduce damage do not do the wood floors justice.Hope that helps :).

Option B I would have to make some repairs to the unit once they moved out i,e rugs, paint, miscellaneous repairs but I am confident I can get $1450-1500 for rent. 

As far as specific areas, Clovis is "divided" into 4 sectors (north/south/east/west oriented).

We will probably just buy large rugs every 5 years from the Home Depot for the living room.

That being said, being a long distance investor, I am looking to put together some great investment oriented people to assist in developing an investment portfolio of lower end SFR's and or Small MF props in Alabama, South Carolina, or Cleveland and am in need of a (1) real estate agent and (2) service provider/contractor for the venture.
