If I was a physician (I am) or an entrepreneur living and working in Silicon Valley, and paying a 50%+ tax rate, I don't think I'd like to see homeless, syringes, human waste, and smell crack smoke on my way to work, the park, or the cafe.

It'll take both entrepreneurism and capital.

I believe having a solid education in real estate investing will provide a strong foundation as I venture on this new journey as an investor and entrepreneur.
