A shelf is cute but I can't see where you store your kitchen stuff so if you have a pantry closet show it. 

its a 2/2 it could be a 3/2 one room dont have a closet.

The previous addition already had a master bedroom en suite (bathroom, walk in closet), a spare room, and it’s own entrance.  

I like the new portable stove, it makes really efficient use of space esp for kitchen.

Murrow and small wall cabinets in the bathrooms, closet shelving, waterproofing the cellar (the seller split that cost with us).

There’s a set in use by current guests, a set being washed at the cleaners, and an extra set in the closet as spares and to replace ruined ones. 

I paid $118k for it back in May of 2012, so I am not sure how that will affect the taxes and the portability. 

Also, I'd try to add a coat closet near the front.

Make sure they showcase the rooms appropriately - for example we had a large room that lacked a closet in a flip soooo it wasn't a "true bedroom" - so that room was staged as an office.Hope this helps.
